Blount County Water Usually Starts Outside the House

Maryville is the county seat of Blount County, with about 31,900 residents at the last census. Its water problems tend to start outside the walls. Pistol Creek runs through downtown and Bicentennial Greenbelt Park, and the USGS keeps a stream gauge on it inside the city. The Little River tracks the south side of town. When that river reaches 24 feet, riverfront backyards on Creekstone Circle go half under, and Davis Ford Road floods in stretches.

The worst of it arrives in late winter, not hurricane season. Blount County’s biggest floods tend toward February and March. One February storm dropped 6.30 inches of rain and pushed both Pistol Creek and the Little River over their banks. Neighboring Alcoa names Pistol Creek, Culton Creek, Springfield Branch, and Russell Branch as its main flood sources. Those same channels drain Maryville’s older streets.

January makes it a two-part season. Average January lows here sit near 29 degrees. That is cold enough to split an unprotected supply line. Pipes break in the freeze, then the February rain arrives before anything has dried out.

The housing stock adds to the problem. The median Maryville home dates to the mid-1980s. That leaves four decades of supply lines, water heaters, and crawl space vapor barriers past their prime. Clay-heavy soil holds runoff against foundations instead of letting it drain. That is why hard rain here shows up as a wet crawl space two days later, not during the storm.

Which Call to Make, Based on What You Are Seeing

Callers rarely know the name of the service they need, and that is fine. What matters is the water’s source and how long it has been sitting. Use this to work out which crew a Maryville property needs first.

Clean Water Spreading From a Split Line

If the water came from a supply pipe, a heater, or an appliance hose, it started clean. It stops being clean once it sits in flooring or insulation, usually inside a day or two. Shut the valve, then call for water damage restoration, with local detail on water damage restoration in Maryville.

Brown Water Rising Through a Floor Drain

Water coming up rather than down is drainage, and in older Maryville basements that means contamination. Do not run a shop vacuum through it or walk it across dry flooring. Sewage cleanup handles containment, removal of porous material, and disinfection.

Creek or River Water That Reached the Building

Flood water off Pistol Creek or the Little River carries silt, fuel residue, and whatever the storm drains held. It is treated as contaminated regardless of how clear it looks. Both flood damage cleanup and storm damage restoration apply, since the building usually needs drying in too.

A Musty Crawl Space Weeks After the Rain

Odor without a visible leak is the classic Maryville pattern, and it points under the floor. Clay soil keeps feeding vapor long after the surface water is gone. Mold removal starts with finding and stopping that moisture source.

Soot, Char, and Smoke Odor After a Fire

Fire leaves three problems, and firefighting water is the one people forget. Odor also travels into HVAC runs and stored contents in rooms the flames never reached. Use fire damage restoration for structural damage, and smoke damage repair for residue alone.

A Commercial Building That Cannot Close

Broadway storefronts, Blount County offices, and light industrial space lose money every day they sit shut. The work gets phased so part of the building keeps trading while the rest dries. Commercial water damage restoration covers phasing, documentation, and after-hours access.

What Sets Patriot Apart on a Maryville Job

Most Maryville losses have a second act, and most crews only handle the first. These four commitments are where the difference shows up.

We Dry the Crawl Space, Not Just the Floor Above It

Most older Maryville homes sit over a crawl space, and that is where clay-held moisture collects. We place equipment below the floor and verify readings there before calling a job dry. Skipping that step is why some dry-outs come back as mold in June.

Storm Weeks Are Triaged by Severity, Not Call Order

A February storm can flood half of Blount County in a single night. We sequence those calls by how fast each loss is worsening, rather than by who dialed first. If yours can safely wait an hour, we say so instead of parking a truck.

Flood Versus Burst Pipe, Documented Correctly

Here the cause decides the coverage, because rising creek water and a split pipe fall under different policies. We photograph and record the mechanism of loss before demolition changes the evidence. That one distinction is what keeps a claim from being denied months later.

The Same Crew Comes Back for the Mold

Flood water leaves spores behind, and they surface well after the equipment is gone. Our mold work is done by the people who dried the building and know where water sat. No new company, no second discovery process, no re-explaining your house.

Where We Work In and Around Maryville

Maryville is not one kind of housing stock, and water reaches each part of town differently. These are the areas our Blount County crews cover most.

Downtown along Broadway sits close to Pistol Creek and Bicentennial Greenbelt Park. Hard rain there is a stormwater problem before it is a plumbing one. Older basements take it from the outside in.

The Washington Street and Cusick Street corridors run north into Alcoa, where four separate channels drain. We treat that whole stretch as one service area because the water does too.

The Little River corridor along Davis Ford Road and Creekstone Circle is the flood-stage edge of town. When the river gauge climbs, those backyards go under first, and crawl spaces stay wet afterward.

Heritage Hills and Wimbledon hold larger homes on bigger lots. Losses there tend to start at second-floor laundries and upstairs baths, which puts water over finished rooms below.

West along Montvale Road and Morganton Road, properties sit on open ground with longer private service lines. A break out there can run for hours before anyone notices the pressure drop.

East on Lamar Alexander Parkway toward Townsend, the ground rises into the foothills. Runoff arrives fast there and leaves silt behind, so cleanup differs from a clean-water pipe break.

Every Blount County community we cover is listed on our service areas page.

Maryville Restoration Questions

These come up on almost every Blount County call. If yours is not answered here, ask when you call.

Is Maryville prone to flooding?

Parts of it are, and the risk concentrates along Pistol Creek and the Little River. Blount County’s worst flooding tends to arrive in February and March rather than late summer. One February storm dropped 6.30 inches of rain and put both waterways over their banks.

Which parts of Maryville flood first in heavy rain?

Low ground near Pistol Creek, including downtown and the Greenbelt, takes stormwater first. Riverfront streets off Davis Ford Road follow once the Little River gauge climbs. Clay soil across the rest of town pushes runoff toward foundations instead of absorbing it.

Does homeowners insurance cover creek flooding in Blount County?

Usually not. Standard homeowners policies cover sudden internal discharge, such as a burst pipe or a failed water heater. Rising creek or river water normally falls under a separate flood policy. We document the cause precisely so the right coverage gets applied.

How soon can a crew reach my Maryville address?

Crews dispatch from Knoxville and run south on Alcoa Highway, and calls are answered around the clock. During a countywide storm we sequence by severity and confirm your street before a truck rolls. You get a real arrival window, not a queue position.

Do you handle the mold that appears weeks after a flood?

Yes, and in Maryville that is a common second call. Clay-held moisture under a crawl space keeps feeding growth long after visible water is gone. We correct the moisture source first, then contain and remove what has grown.

I cannot recommend Patriot Restoration enough! We had an unexpected leak that ultimately required our entire bathroom and subfloor to be torn out. Their team made what could have been an incredibly stressful situation so much easier. They were always on time, efficient, easy to communicate with, and took great care of our home. I was especially worried about mold and air quality, and they made me feel completely comfortable with the precautions they took throughout the work. Everyone who came to our home was kind, knowledgeable, communicated well, and was genuinely great to work with. I’ll actually be sad to see them go, which is something I never thought I would say about having workers in my home! We are so grateful for everything they’ve done and highly recommend them to anyone without a moment’s hesitation.

TJ and Chandler and the whole Patriot Restoration crew were awesome to work with! They responded to our emergency right away. TJ put as at ease as much as possible when a disaster happens at your house. Chandler had been super responsive and helpful throughout the whole process. I hope to not have to use restoration again as we don’t want another emergency with our house, but I would definitely ONLY use Patriot restoration in the future!!

Had a small leak from my refrigerator that went unnoticed for a couple weeks, we think. I have hardwood floors and they were beginning to cup and there were gaps starting to form between the boards. Patriot came out, assessed the damage and placed some fans, dehumidifiers, and drying mats down. It took about 2 weeks, but the flooring laid back down and gaps closed back up. Very minimal damage, considering the initial assessment. Big shout out to Mr. Max who came out just about everyday, including weekends, and checked on things. He did an excellent job making sure everything stayed in the right places and worked with our schedule!

We had some suspicious spots on our ceiling after we bought our new home. Robert came out and did moisture testing in our bathrooms and attic area. He was honest and said there was no evidence of a leak or existing moisture. Gave us instructions on how to paint bathrooms with quality paint made for bathroom to prevent moisture damage. He was friendly, on time, and professional. We will call Robert again if ever the need arises.

So an upstairs bathroom had a "tiny" leak, and our plumber fixed it, but said "You need to call insurance now." I did so, and my insurance company said I needed to call someone to do the "tear out" work immediately. I am very glad I called them. Kevin (the co-owner) answered my text within a couple of hours, and came out the next day, and spent almost 2 hours taking pictures and recording measurements. This was so he could give a very detailed estimate to my insurance company. The level of detail in that estimate made it so clear to my insurer that my claim was approved right away. To be clear: It was a big job that touched a LOT of rooms in my house. When it came time to do the work, they were fast and efficient. The most "unpleasant" part was that they had to leave some industrial-level dehumidifying devices running for a few days, but this is trivial compared to what they were preventing. (Although, some people in this house like sleeping with a fan on, so they actively liked it.) Patriot's team went above and beyond what I expected, too: They helped move stuff out of my garage and into a storage unit in the driveway. This was a huge help. I was very happy to have them do the job. I hardly had to talk with the insurance company at all because of their careful measurements and rigor in their estimate. If I ever have another disaster, I would work with them again. They were all polite, helpful, and even helped me understand what they were doing. (Which only made me more appreciative to have them do all of the work, instead of trying to do it myself.)
